Title: Senior Maintenance Technician
SUMMARY OF POSITION:
The Senior Maintenance Technician must build positive relationships with the building tenants, contractors, and vendors. The position requires a highly versatile person with a willingness to quickly shift direction as required by changing priorities. The Senior Maintenance Technician performs advanced level mechanical maintenance and repair work at all three buildings on The Barrington campus. The position is highly customer focused, requiring quick response to system and equipment failures to ensure that the operations and comfort of the building tenants are never jeopardized.
DUTIES AND ACCOUNTABILITIES:
- Interface with tenants to address their respective needs and requests in a timely and cost-efficient manner.
- Interface with contractors to evaluate quotes, make selections and supervise contractor performance.
- Monitor contractor performance and work closely with outside vendors, contractors, and trades to ensure work is completed in a safe manner and according to specifications.
- Monitor and adjust building systems to maintain a comfortable environment for the building tenants.
- Assist with maintaining the building and immediately respond to building emergencies.
- Respond to after hours and weekend on-call equipment failures or emergencies.
- Track the work being performed on the campus by BFG-B staff.
- Resolve tenant issues and complaints.
- Update department management on building operations and reoccurring problems that may require additional action.
- Review and prioritize new work orders, review completed work orders and ensure the timely close to all work orders.
- Procurement of repair parts and supplies for daily operations.
- Manage the preventative maintenance program and ensure that schedules are met.
- Develop preventative maintenance procedures for new equipment.
- Manage the preventative maintenance records.
- Order and maintain adequate supplies for the preventative maintenance program.
- Guide maintenance technicians in accomplishing preventative, corrective, and routine maintenance tasks.
BASIC JOB REQUIREMENTS:
EDUCATION:
High School diploma or equivalent.
TRAINING AND EXPERIENCE:
Demonstrated ability to perform the listed functions effectively under minimal supervision. Eight to ten years of directly related work experience.
OTHER SKILLS:
Skilled with MS Office, MS Excel, MS Word, MS Project and MS Power Point.
EQUIPMENT OPERATED:
Building maintenance related tools and equipment, including forklifts and aerial lifts as well as computers and related office equipment.
INTERPERSONAL SKILLS:
- Ability to read and interpret blueprints, schematics, diagrams, and mechanical drawings.
- Familiarity with the operation of maintenance related tools and equipment.
- Proficient with Microsoft Office applications.
- A working knowledge of HVAC controls and control systems.
- A working knowledge of electrical controls and lighting systems.
- Strong working knowledge of preventative maintenance procedures.
- Valid driver’s license.
ORAL:
Must possess oral skills to present technical information to management, tenants, suppliers and public and private contractors.
WRITTEN:
Must be able to prepare emails, letters, and reports using clear and understandable terms.
SCHEDULING AND PLANNING:
Involved in day-to-day and short-range planning for maintenance, repairs, and building improvements at The Barrington campus. Participates in long-range facility planning.
WORKING ENVIRONMENT:
Office, warehouse and outdoors environment.
HIRING RANGE:
$55,000 - $60,000 annually
$26.44 - $28.85 Hourly
